As we enter 2009, it’s expected that the pace of home sales will pick up once again rising 3.1% over 2008. So how can you position yourself to be among the successful home sellers of 2009?

In a buyer’s market, price is king! The homes that are priced most competitively will sell over those that are still trying to sell at 2007-2008 prices. The market realities suggest that aggressive pricing is the only way to combat a soft buyer’s market. If you’re planning on taking advantage of the great deals on the market, but you have a house to sell first, you’ll need to make sure that your home is more attractive from a financial standpoint. Here are some steps to follow to ensure accurate pricing ranked in order of accuracy:

1) Get an appraisal – advantage: usually most accurate as these are performed by professional licensed appraisal firms; disadvantage: most expensive
2) Get a comparative market analysis – advantage: the next best thing to an appraisal, these are compiled from local sales data dervied from the Realtor MLS by licensed real estate agents; disadvantage: the agent is likely going to expect you to consider them for listing the property at a full commission
3) Get a electronic appraisal – advantage: data based on property records generally compiled from local county/city tax assessor’s offices; disadvantage: not performed with your specific property in mind.

Whichever route you choose, be realistic in your pricing your home to sell. Most sellers are inclined to believe that their home is more valuable than their neighbors. After all, you know how much work and money has gone into the property over the time you’ve owned the home. But, the reality is that buyer’s just don’t care how much you’ve put into the property, only what they can buy a comparable home for in the same general area.

One way to beat the competition is to sell with a flat fee listing company. These are firms that charge a relatively small fee for placing your property into the MLS and onto real estate websites such as Realtor.com, Zillow.com, Trulia.com, Bloomkey.com and others. Instead of paying a real estate agent 5-6% of your home’s sale price, you can gain the same marketing exposure and lower your sales price to become more attractive to home buyers. Future homeowners could experience some mortgage issues

America’s Watchdog and its partners, the National Mortgage Complaint Center and the Homeowners Consumer Center, have revealed what they say are the top five real estate issues that U.S. homeowners will face in 2007. Collectively, these five issues create a bleak outlook for the housing market, and America’s Watchdog is pointing the finger at homebuilders, real estate agents, and mortgage lenders.

What are the top 5 issues going for homeowners going to be in 2007, according to the National Mortgage Complaint Center and the Homeowners Consumer Center?

1) Inflated appraisals

2) House flipping

3) Undocumented workers

4) Predatory lending

5) No transparency

If housing prices keep going south, temptation may be too easy to risk for some home appraisal experts. They could get themselves into trouble.

House flippers, too, could end up in trouble if they finance their investments the way they did last year.

We’re not sure we agree with the undocumented workers prediction. The so-called watchdog is blaming this phenomenon on language barriers between builders and their migrant workers. We say possible, but not likely.

We do believe predatory lending is likely and lenders who get caught doing it are going to be in trouble.

We agree with this one, too. Banks and mortgage bankers don’t have to follow the same rules as mortgage brokers where discloure of yield spread premiums are concerned. If Congress doesn’t address that inequity, it could lead to some dishonest practices among bankers and mortgage lenders.

  • Skipping the loan preapproval step
  • Assuming the appraisal equals actual value
  • Timing the bubble "burst"
  • Hiring the wrong agent
  • Not completing your due diligence with a criminal search

Don’t think these things don’t matter. They. Many people have made these mistakes and it cost them thousands of dollars. Skipping the loan preappoval step could have you looking for a house out of your range, or you may find something on your credit report you didn’t know was there. As for criminal searches, agents are not always required to tell you if a sex offender lives in the neighborhood unless you ask. Ask. Then do your own research. Speaking of agents, hiring the wrong one could cost you too. Be sure to interview your agent extensively about his background, types of houses he has sold in the past, education, etc.
