Housing Incentives – What Do We Want?

The National Association of Home Builders concluded a new survey of consumer buying preferences and found some interesting results. As the nation’s leaders attempt to craft a stimulus package that would, among other things, incentivize consumers to buy houses, the results of this survey acquire additional importance. Chief among the lawmakers solutions is a ‘tax credit’ for home buyers. Yet the results of this survey suggest that a combination of financing and price concessions are more likely to convince consumers to buy a home.

From the survey, among 700 self-described ‘fence sitters’ asked why they hadn’t yet purchased house here’s what they said:
1) 44% are holding out for lower interest rates
2) 41% aren’t sure they qualify for financing
3) 38% are waiting for housing prices to fall even lower.

Asked what it would take to to get past their concerns, the survey suggested that a tax credit alone would NOT be sufficient motivation as a home buying incentive. In fact, tax credits ranked 6th on the list of top 10 things that would motivate buyers. The most effective feature would be a fixed interest rate of 3% which ranked twice as effective as a 3% ARM. A ‘no down payment’ option was ranked twice as effective an enticement as a 10% down. Guarantee of mortgage approval for ‘fair’ risk credit borrowers ranked high in the survey. And, of course, price was a high ranking concern. A 10% below true market value was given as a truly compelling incentive for would be home purchasers. Features that didn’t hold much value to home buyers were ‘free builder upgrades’ or ‘green’ energy efficient incentives.

Many Homeowners Are Getting A Wake Up Call With Their Home Foreclosure

today released its December 2006 U.S. Foreclosure Market Report, which shows that 109,652 properties nationwide entered some stage of foreclosure during the month, a decrease of nearly 9 percent from the previous month but an increase of 35 percent from December 2005.

Foreclosures are on the rise. As people see their mortgages rise beyond levels of comfortability they are likely to experience one of the biggest pains as a homeowner – that of foreclosure. In the 1990s, when the economy was strong and people were confident, a lot of new home owners bought into the adjustable rate mortgage sale. Now they’re having their wake up call.

What this means for home buyers is you might be able to get a better deal than you ever thought imaginable. As these desparate home owners get closer to foreclosure, they could be willing to sell their house for less. In some cases you might walk in and just take over payments. But where do you find these deals?

Many investors who invest in pre-foreclosure properties get a list of such properties from the county courthouse. If a home owner is delinguent on his taxes there will be a record of this. Many times, tax delinquency is a signal that a person is headed toward foreclosure. In other instances, these investors will run an ad in the paper inviting home owners headed toward foreclosure to call them.

If a house is alreaady foreclosed upon and is now owned by the bank, the bank may be willing to negotiate and sell the property for less than what it is worth. Truth is, the bank doesn’t want the property. It just wants its investment back. That means, if the bank loaned $200,000 on a house that has had five years of good payment history they might be happy to take the $200,000 minus what they have made on interest during those five years. That way, they are not losing money as they have recouped their investment.

Mid-February Is A Good Time To List A House

People Like To Move In June

Mid-February, specifically those weeks following the Super Bowl, is the optimum time to put homes on the market. That’s the time when buyers are warming up for the spring home-buying season. Plus, listing inventory is low because of the winter and holiday slowdown. The number of buyers beginning to look at homes is disproportionately larger than the number of homes being advertised for sale, giving sellers a competitive advantage.

Many people with children move in the summer, between school years. In order to move when they want to move, they have to start looking for a house in February or March. Assuming it takes 30-45 days to find the house they want, if they start in mid-February, that puts them at the end of March or early April. Then they have to go through the home buying process. By the time they close, if there are things that need attention – like credit scores, property deficiencies, etc. – it could be late April or early May before they close on their house. Then they have to prepare to move.

Since June is a good month to move for most people because it allows them an early start on the summer and time to settle into their new neighborhood before the kids start a new school, it seems that mid-February is a good time to list a house for sale – especially if your house is in a good neighborhood with schools that will attract young home buyers with children.

You know what that means? If you are planning to sell your house, now is a good time to start preparing it for the sale.

FSBO Sellers Must Face A Few Facts

It’s not all a cake walk when you sell on your own

Question: I would like to sell my house myself and would like to put on an effective advertising campaign. I don’t want to deal with the real estate agents and multiple listings because I think they are too expensive. Do you have any suggestions?

Sellers need to understand there is no such thing as a free ride. You can sell on your own, and we encourage you too, but if you think you’ll be swamped with offers by buyers who drive by and see your yard sign, you’re in for a rude awakening. It just doesn’t work like that.

You must realize the facts. First, 75% of all home buyers purchase a house through the multiple listing service. Secondly, 75% of home buyers start their search online.

So what can the discriminating seller ascertain from these facts? The multiple listing service wins you greater exposure. That means more potential buyers and more possibility for offers. Secondly, the Internet can be used as a marketing tool – and it should be.

IHS Realty takes both of these facts and turns them into positive marketing forces for sellers who want to sell on their own. Flat fee MLS services are the best tools for FSBO sellers. But there is one more fact that you should consider:

Buyers agents will want to get paid. Typically, they are paid by the seller. If you think you’ll get off scot-free without paying ANY commission, then don’t list on the MLS. But you must realize you are likely to have a long road ahead of you. On the other hand, if you offer a buyer’s agent 3% commission for bringing you a qualified buyer and you sell your house through the MLS, wouldn’t you think that is worth it? We do.
