Selling with Flat Fee MLS? Make Sure You Know What Buyers Are Looking For

When you’re selling your home with flat fee MLS it’s important to know what the market is like. Part of the reason the market is important is because it will have a direct impact on how quickly your home will sell, what advertising you need to do and how your price your home. The other part though – which could be even more important – is that understanding the market helps you to see what buyers want and don’t want to see.

Obviously, buyers don’t want to see clutter and too much evidence that the seller lives there, but that doesn’t mean they want to look at empty houses. This is part of why home staging is important – buyers want to see bedrooms that look like bedrooms and living rooms that look, well, lived in.

Similarly, if you’re selling with flat fee MLS and are thinking about doing a few updates to the home before listing, you’ll want to know that buyers these days are looking for homes that are energy efficient. Now, that doesn’t mean that you need to go out and buy the latest and greatest energy efficient appliances, but you will be able to increase the interest in your home with double paned windows that insulate the home from the weather or with more efficient heating and air conditioning systems.

In addition to looking at the trends and what buyers are looking for (and what they don’t want to see), looking at them can help you to be the type of seller buyers like working with. If you’re realistic, willing to listen to their needs and meet them halfway, your home will move off of the market far more rapidly than if you’re unyielding or try to cover up a flaw that you know the home has.

Listing Your Home in the MLS

It used to be that there was only one way to list your home in the MLS: selling with a real estate agent. If you were selling on your own, it used to be impossible to get your home listed in the multiple listing service database – unless, of course, you yourself were a real estate agent.

When your home is not listed in the MLS, it’s difficult to ensure that your property has the exposure that it needs in order to sell. After all, buyers who are searching for homes online tend to look at sources like Realtor.com – a website that features properties listed in local MLS directories. Buyers’ agents are likely to spend most of the time that they are looking for homes for buyers scanning the MLS from their office.

Listing your home in the MLS is essential if you want to sell – and if you’re trying to sell your home, you ultimately want to make the sale.

Fortunately, thanks to flat fee MLS services, those who are selling without the help of a real estate agent are likely to find that they are able to sell with all of the same benefits – but with far less expense. Flat Fee MLS Helps You to Sell Your Home Online

When you’re getting ready to sell your home, it’s important to know what tools are available to you. It’s also essential to know how buyers (and their agents) find properties that interest them.

The agents are primarily going to be looking at the multiple listing service database; buyers themselves are – more and more often – searching the web to find homes that are intriguing to them, homes with all of the features that they are looking for.

On that website, you’ll be able to include photos, an audio tour of the property, details about the space, the neighborhood and other features that buyers may be looking for – in other words, if you’ve got a pool or the deck has a built in whirlpool tub, you’ll want to be sure that you mention it.

Selling a Home? What You Should Know

Going to be selling your home? If so, there are some key things that you should keep in mind.

Selling with a real estate agent is probably going to cost more than it will benefit you. When you sell with a listing agent, your home will be entered into the multiple listing service which will give it exposure, but the same can be done – for a far lower cost – when you sell on your own flat fee MLS.
The right price is key to selling your home; if you aren’t sure of how to price your home, either work with an appraiser or have a CMA (comparative market analysis) performed so that you can be sure your home is appropriately priced for the market.
When you show your home and are asked questions, answer honestly. Most of the things that you would want to cover up would be discovered during the home inspection (a basement leak, for example), and honestly will help you to build a trusting relationship with prospective buyers.
Take a walk through your home as if you were looking at it as a buyer; if there are things that definitely could use some repair, take the time to fix them up. New owners aren’t going to want to have to come in and start making changes right away. If you wouldn’t be happy with something, buyers won’t be either.
Be sure that your home is effectively marketed. Flat fee MLS will ensure that your home is listed alongside those that are represented by agents, but take advantage of flyers and newspaper ad templates as well.
Make sure that prospective buyers can get inside. That means hosting open houses and making it easy for agents to show the property as well.

Depending on market conditions, selling a home can be a quick or slow process. Whatever the case is, be prepared, know what buyers will be looking for and make sure that your home looks like a place that buyers will want to live. Simple things can take you far.
